# NWMLS export request (for Ted's agent)

> **Shelved 2026-10-30:** Ted found the MLS export too painful to do regularly. Recent sales and listings now come from Redfin search pages (`docs/redfin-search.md`). Keep this in case a one-off deep export is ever wanted.

Goal: sold and leased comps for middle-housing products, to feed the tracker. A CSV export from Matrix (or whatever NWMLS search tool the agent uses) is ideal. Drop the files in `data/manual/nwmls/`.

**Area:** Bellingham, Ferndale, Blaine, Lynden (city limits + UGAs).
**Dates:** status changes since 2018-01-01.
**Statuses:** Sold, Pending, Active, Expired/Cancelled (expired listings show what *didn't* sell), and Rentals/Leased if NWMLS rental data is available.
**Property types:**
- Residential with style or attached flags for townhouse, zero-lot-line, cottage and small lot.
- Condominium, including townhouse-style condos.
- Multi-family 2–4 units (duplex–fourplex).
- Anything flagged "new construction", or with year built ≥ 2015, including SFR with ADU/DADU.

**Fields wanted:**
- MLS #, address, unit #, city, APN/parcel #
- Property type, style, new construction flag, year built
- Beds, baths, finished sqft, lot size, garage, HOA dues
- List price, original list price, list date, price change history (if exportable)
- Sold price, sold date, pending date, DOM/CDOM, concessions
- Status
- Listing agent/office, builder name (if in remarks or a field)
- Public remarks (description), and **photo URLs or the primary photo** (the app has no other photo source; Redfin bulk access is off the table)
- For rentals: rent, lease date, term

Refreshing quarterly is plenty, and a monthly export would be nice to have.
